Can a non-resident buy Binghatti property in Dubai?

Yes. Dubai allows foreign nationals to own freehold property in designated areas — which includes all Binghatti projects. Non-residents can complete the entire purchase remotely via Power of Attorney. We handle the paperwork, escrow setup, and DLD title transfer end-to-end.

What's the difference between Binghatti's branded and standard projects?

Branded residences (Burj Binghatti Jacob & Co, Mercedes-Benz Places, Bugatti Residences) are co-developed with a luxury brand partner — interiors, amenities and finishes carry that brand's design language. They typically price 40–80% above comparable standard Binghatti units and target ultra-HNW buyers. Standard projects (Skyrise, Hills, Elite, Apex, Aurora) target investor and end-user buyers across a wider budget range.

How does Golden Visa eligibility actually work?

Property purchase of AED 2M or above (post-DLD-registration value) qualifies the buyer for the 10-year Golden Visa. The visa is a separate application processed by UAE immigration — not automatic with purchase. Eligibility is also subject to federal immigration requirements. We can refer you to a Golden Visa consultant once your unit is registered.

What payment plans does Binghatti offer?

Standard plan across most projects is 70/30 (70% during construction, 30% on handover). Premium / branded projects use 20/50/30 or 80/20 structures. A 4% DLD waiver and a 10% down-payment option is currently available on select projects under the 2026 promotional offer — we'll confirm whichever applies to your selected unit.

Are the projected rental yields realistic?

The 6–10% yield range comes from current 2026 actuals on comparable Binghatti units in the same areas, sourced from Bayut and Property Finder listings. JVC, Dubai Science Park and DPC studios currently lead the city in gross yield (8–10%). Business Bay and Downtown branded residences yield less (5–7%) but appreciate faster.

Do I pay anything to you, or only to the developer?

You only pay the developer (and DLD fees). Nyla Real Estate's commission is paid by Binghatti as part of being an authorized channel partner. The price you pay is identical to going directly to Binghatti — but with our advisory layer included.

What happens after I submit the form?
