Can a non-resident buy Sobha property in Dubai?
Yes. Dubai allows foreign nationals to own freehold property in designated areas — which includes all Sobha projects. Non-residents can complete the entire purchase remotely via Power of Attorney. We handle the paperwork, escrow setup, and DLD title transfer end-to-end.
What's the difference between Sobha Hartland 1, Hartland 2, and Hartland Estates?
Hartland 1 is the original mature community (most units now ready and resold). Hartland 2 is the new expansion zone in MBR City with current launches like Skyvue Altier. Hartland Estates is the premium villa enclave within the larger community. Different projects, different price points, different handover timelines — we'll walk you through which fits your goal.
How does Golden Visa eligibility actually work?
Property purchase of AED 2M or above (post-DLD-registration value) qualifies the buyer for the 10-year Golden Visa. The visa is a separate application processed by UAE immigration — not automatic with purchase. Eligibility is also subject to federal immigration requirements. We can refer you to a Golden Visa consultant once your unit is registered.
What payment plans are available?
Sobha typically offers 60/40 plans on off-plan units (60% during construction, 40% on handover) and 40/60 on select premium projects (40% during, 60% on handover). Ready units like The Crest are full-payment or financed via UAE bank mortgage (up to 50% LTV for non-residents).
Are the projected rental yields realistic?
The 6–9% yield range comes from current 2026 actuals on comparable Sobha units in the same areas, sourced from Bayut and Property Finder listings. Apartments in MBR City and Dubailand currently lead the city in yield. Villas yield less (4–6%) but appreciate faster.
Do I have to pay anything to you, or only to the developer?
You only pay the developer (and DLD fees). Nyla Real Estate's commission is paid by Sobha as part of being an authorized channel partner. The price you pay is identical to going directly to Sobha — but with our advisory layer included.
